You'll need a third party IPAS in order to get trees (other than
modeling them yourself).  I suggest Schreiber's Fractal Bouquet or
Yost disk #5).  The new IPAS you are referring to (landscape as you
called it) is available from Digimation called World Builder, it's
made by AnimaTek.

As for placing a house, perhaps cross-select the vertices where you
want to place it and snap them down to one plane.
